EICR cost: what to expect to pay
An EICR typically costs about £100–£160 for a studio or one-bedroom flat and about £150–£250 for a two or three-bedroom house, going by UK averages published by MyJobQuote. The price rises with the size of the property and the number of circuits, and any remedial work is charged on top.
These are typical ranges, not quotes. We're a free matching service: tell us about the property and we'll pass it to a local electrician who'll give you an actual price.

What changes the price
- Number of circuits. The biggest factor. Some electricians price per circuit, often around £10–£30 each for a home.
- Size of the property. More rooms usually means more circuits, sockets and fittings to test.
- More than one consumer unit. A separate board for an extension or a garage adds time.
- Access. Furniture in the way, a locked meter cupboard or no access to the loft all slow things down.
- Adding PAT testing. Booking it on the same visit avoids a second call-out.
Remedial work costs
If the report comes back with C1 or C2 items, the work to put them right is priced separately. MyJobQuote gives these UK averages:
| Work | Typical cost |
|---|---|
| Replacing a socket | about £75 each |
| Replacing a consumer unit | £350–£750 |
| Full house rewire | £2,500–£12,500 |
The consumer unit is worth a mention for Scottish landlords. Scottish Government guidance says the main consumer unit needs at least one RCD, and a property without one doesn't meet the Repairing Standard. If yours is an older unit with no RCD, expect that to be on the list.
Getting a fair quote
Ask what the price includes: the full inspection and testing, the written report, and whether any PAT testing is in. Ask how they'd price remedial work, and whether small fixes can be done on the same visit. Make sure the person doing it is suitably competent; membership of SELECT, NICEIC or NAPIT is accepted as evidence in Scotland.
For what the EICR involves and the rules on how often you need one, see our EICR guide. It's one of several checks on our landlord certificates checklist.
Common questions
How much is an EICR for a flat?
UK averages from MyJobQuote put a studio or one-bedroom flat at about £100–£160, and a two or three-bedroom flat at about £120–£200. Your quote may differ.
Does the EICR price include repairs?
No. The inspection and report are priced separately from any remedial work. Ask the electrician to quote for repairs once you have the report.
Why do EICR quotes vary so much?
Mainly because of the number of circuits, the size of the property, and how easy it is to get at the wiring. Some electricians price per circuit instead of by property size.
Is it cheaper to do the EICR and PAT testing together?
It can save a second visit, since an electrician can often do both. Ask for the two to be quoted together.
