How it works

You fill in one form with the property's postcode and the checks you need, and we pass each check to a suitable local specialist, who contacts you with a quote. It's free to use, and you don't have to accept any quote.

Property Safety Scotland is a matching service. We are not electricians, gas engineers or assessors, and we don't carry out any checks ourselves.

1. Tell us what you need

The form asks whether you're a landlord, letting agent or homeowner, which checks you need, a few details about the property, and how soon. It takes a couple of minutes.

If you're a tenant, the form stops there and points you to our tenants' page. The checks are your landlord's responsibility, so we don't pass tenants' details to anyone.

2. We pass each check to a suitable specialist

We read every enquiry and send each type of check to one specialist who covers your postcode and does that kind of work. An EICR and PAT testing will usually go to the same electrician. A gas safety check goes to a Gas Safe registered engineer, and an EPC to an assessor who's a member of an approved organisation.

We don't vouch for any specialist or the quality of their work. Your contract is with them, so ask what's included before you agree, and for gas and electrical work, check their registration.

3. They contact you and quote

Each specialist gets in touch to confirm the details and give you a price. There's no obligation to go ahead.

4. You decide

If you accept a quote, you deal with that specialist directly from then on. If you don't, that's the end of it.

What we do with your details

We keep enquiries for up to 12 months and then delete them. You can ask us to delete yours sooner. Full details are in our privacy notice.
