Property Safety Scotland

Certificate renewal date calculator

Put in the date of your last EICR, gas safety check, PAT test, legionella risk assessment or EPC, and this works out when each is next due under the Scottish rules. Fill in only the ones you have; the rest can stay blank.

This is a guide. An electrician, tester or engineer can set an earlier date on the certificate itself, and that date is the one that counts. Nothing you enter here is sent or saved.

The intervals it uses

These are the same intervals set out on each of our service pages, taken from the Scottish Government's Repairing Standard guidance, HSE and mygov.scot.

CheckIntervalWorth knowing
EICRNo more than 5 years from the previous inspectionThe electrician can recommend sooner. A new tenant gets a copy before the tenancy starts.
Gas safety checkEvery 12 monthsCan be done up to 2 months early and keep the original deadline date.
PAT testingRetest date set at each test; at least every 5 yearsUsually more often than every 5 years, so go by your PAT record.
Legionella risk assessmentReviewed at least every 2 yearsReview it sooner if anything about the water system changes.
EPCValid for up to 10 yearsYou need a valid one each time you let to a new tenant. Reformed EPCs are due from April 2028 with a 5-year validity.

Keeping several properties in date

If you've more than one property, the dates drift apart quickly. A simple spreadsheet with one row per property and one column per check does the job, as long as someone looks at it every month. Our page for letting agents has a few more ideas for keeping a portfolio straight, and the landlord certificates checklist covers who can do each check.

When something's coming up, fill in the form below with the checks you need and we'll pass each one to a local specialist who covers the postcode.

Common questions

Does the calculator save my dates?

No. The sums happen in your browser. Nothing you type is sent to us or stored, so if you close the page the dates are gone.

Why does PAT testing say 'at the latest'?

Because the person who does the test sets the retest date, and it's usually sooner than 5 years. The calculator can only show the outer limit. Use the date on your PAT record if it gives one.

Can I have the gas check done early without losing the date?

Yes. HSE says the check can be done up to 2 months before the deadline and still keep the original deadline date, so you don't lose any time by booking ahead.

Why aren't fire alarms in the calculator?

The rules say the alarms must be in place, not that they're certified on a cycle, so there's no renewal date to work out. The fire alarms page covers what's needed in each room.

Ask for quotes

Free to use, no obligation, and your details go to one local specialist per check, not a list.

We're not the firm doing the work. For each check you tick, we pass your enquiry to one independent local firm that covers your postcode. They contact you and quote you directly, and you don't pay us anything.
